The Heim Acres, LLC pasture tract is fenced into 4 - 320-acre pastures.  There are 7 deeded quarters making 1120 deeded acres along with 1 tribal quarter making it 2 complete sections for 1280 acres.

North pasture: - 320 deeded acres, 4 - 13 foot tire tanks (2 at each site), 1 site located in each quarter along with 2 large dams.

Middle pasture (North 1/2): - 320 deeded acres, 2 - 8 foot tire tanks both centrally located in each quarter along with 2 dams.

Middle pasture (South 1/2): - 320 deeded acres, 2 - 8 foot tire tanks both centrally located in each quarter along with a very large dam and a smaller dam.

South pasture: - 160 deeded acres, 160 tribal acres.  This has 2 - 8-foot water tanks that are both sitting on deeded ground.  One tank is centrally located on the deeded property and the other is sitting near the tribal quarter line but located on the deeded property.

The entire property has new fencing.  The perimeter fence is 6 miles total (4.5 miles is 6 wires and 1.5 miles is 4 wires).  The 3 miles of cross fencing includes (2miles of 3 bard and 2 hot wires, and 1 mile is 4 barb wires).  100% of the fencing has been guilt within the last ten years and most of the fence has been built within the last 3 years.  The major number of gates are 16-foot steel swing gates.

REAL ESTATE TAXES:  Seller pays all the 2023 Real Estate Taxes, with 2024 pro-rated to date of closing.

MINERAL RIGHTS:  Seller will transfer all mineral rights that they presently have in this property to the new owner(s).

Assessors, FSA maps, Agri-Data maps, and BLM maps & sold by legal description only.  these acreages determine the total price of each parcel, but there is no guarantee of exact number of acres in each parcel.  No survey provided.  If sold in traces, interior corners are deemed reliable, however, neither Seller or Auctioneer/Broker are making any guarantees or warranties, actual or implied, as to number of acres in individual tracts, or in the entire unit.  No guarantee on the placement of any of the existing fences.
